OUR STRATEGY / OUR BUY BOX
Disciplined Investing. Creative Execution.
We evaluate opportunities across multiple real estate asset classes, with flexible acquisition criteria and transaction structures.
01 / ASSET TYPES
Different assets. The same discipline.
We assess each property on its own merits, considering the quality of the real estate, operating potential, financing, and seller objectives.
Residential Real Estate
Single-family homes, townhomes, and small residential properties. Turnkey, cosmetic renovation, and selected value-add opportunities, including properties with existing financing worth evaluating.
Multifamily
Duplexes, triplexes, fourplexes, and small to midsize apartment buildings. Stabilized or value-add opportunities, including potentially assumable or attractive existing financing.
Commercial Real Estate
Industrial and flex, retail and neighborhood commercial, and selected single-tenant properties. Selected vacant assets with credible leasing potential. Office buildings and the excluded property types below are outside our current focus.
Other Opportunities
Distressed properties, seller-motivated transactions, unusual financing circumstances, and off-market or agent-presented acquisitions.
02 / ACQUISITION STRATEGIES
More than one way to move forward.
Every structure is evaluated individually and is subject to underwriting, lender requirements, legal documentation, and the agreement of the parties. Existing debt does not automatically transfer, and lender consent may be required.
Conventional Acquisitions
Traditional purchases using cash or institutional financing when the asset, terms, and investment fundamentals align.
Seller Financing
A seller may provide financing for part or all of the agreed purchase price. Payment terms, security, and other protections must be carefully negotiated and documented.
Existing Financing Structures
We evaluate assumptions or purchases involving existing debt where permitted and appropriately documented. Loan terms, transfer restrictions, and lender requirements are part of the review.
Lease Options & Structured Transactions
Alternative arrangements may address specific ownership or transaction objectives. Suitability depends on the property, applicable law, and clearly defined obligations.
Value-Add Investing
Identifying a practical path to improve property condition, operations, or income potential, with careful consideration of execution costs and risk.
03 / OUR BUY BOX
A framework, not a formula.
These criteria guide our initial review. They are not a commitment to purchase, and every opportunity is evaluated case by case.
Target Markets
Texas is our primary focus. We evaluate opportunities statewide, with a preference for cities of approximately 25,000 residents or more. More rural markets may not be a fit.
Property Types
Residential, multifamily, and commercial.
Condition
Turnkey, cosmetic, and selected value-add.
Occupancy
Vacant or occupied, depending on asset type.
Transaction Structures
Cash, conventional financing, seller financing, and other mutually agreed structures.
Deal Size
Evaluated case by case.
Preferred Opportunities
Strong fundamentals, motivated sellers, favorable financing, or compelling value-add potential.
What We’re Not Looking For
Our current focus does not include raw land, development projects, individual condominium or apartment units, mobile or manufactured homes, office buildings, restaurant or bar buildings, event venues, senior living facilities, or convenience stores and gas stations. Opportunities in smaller, more rural markets may also fall outside our criteria.
